Pre-leasing:
1. Subject to a letter of employment or proof of income.
2. Conditional upon verification of the tenant's credit report to the landlord's complete satisfaction and consent to verify payment history with the landlord's previous references.

During the lease:

10. The tenant must not use, cultivate, smoke, or vape tobacco, cannabis, or any other illegal substance, and must not allow anyone to do so in any interior part of the premises, common areas, or the property of which they are a part.
11. No Airbnb or similar short-term subletting. Any such activity will be considered a repudiation of the lease.
12. The tenant will be responsible for paying any penalties due to non-compliance with the regulations and the declaration of co-ownership.
13. The tenant will also be responsible for paying any fees due to the loss of keys or magnetic keys.
14. The tenant is not permitted to sublet or transfer the lease without the landlord's written consent.
End of Lease:
15. At the end of the lease term, the unit must be returned in the same condition as at the start of the lease, including all unit inclusions and the unit's overall condition.
16. If the lease is not renewed at the end of the term, the tenant MUST accommodate ALL showing requests from all prospective tenants, for which 24 to 48 hours' notice will be given. The same applies to showings from prospective buyers if the condo is put up for sale during the lease term.
