Should a promise to lease be subitted, it must include the following...
1) The TENANTS agree to provide proof of $2 million in civil liability insurance
and proof of registration with Hydro Quebec before signing the lease and must
maintain this insurance and the Hydro Quebec account throughout the term of the lease.
2) The TENANTS agree to keep the unit SMOKE-FREE (cigarettes, cannabis, cigars, etc.).
3) TENANTS agree not to grow cannabis or any other narcotics
inside or outside the unit.
4) The TENANTS agree not to engage in any short-term rentals such as AIRBNB, nor to
sublet the unit.
5) The TENANTS agree to return the premises in the same condition as they were delivered to them.
6) No modifications to the unit are permitted without the LANDLORD's authorization.
7) TENANTS agree to pay the first month and last months rent upon signing
the lease.
8) No holes may be made in the walls, nor may the walls be painted without the LANDLORD's permission.
9) No lock changes are permitted without the LANDLORD's authorization.
10) A credit check must be performed and presented prior to acceptance . By accepting this
promise to lease, the LESSOR declares that they are satisfied with the credit check and the TENANT's background.
11) Small pets are permitted
