PRE-LEASE
The acceptance is conditional on the following reports 1,2,3,4 to the complete satisfaction of the owner.
1. Letter of employment (salary, position, work since, status) and latest pay stub with the cumulative amount of earnings to dat OR proof of funds
2. Credit score and report (at tenant's expense) and CORPIQ report.
3. The tenant agrees that the Landlord has the right to perform an independent credit and payment history verification with Corporation des propriétaires immobiliers du Québec (CORPIQ).
4. Check payment habits with previous landlord references.
5. Tenant must provide proof of civil liability insurance ($2M) for the duration of the lease and must be provided prior to the signature of lease.
6. Tenant must provide a confirmation Letter of the Hydro Quebec Account Transferred.
7. Tenant is responsible for all move-in & move-out related rules & fees required
8. Quebec Lease will be in English or French
During the Lease:
9. Only tenants who are listed on the promise to lease and the lease agreement are allowed to reside within the premises (immediate family allowed).
10.No Pets
11. Tenant shall not, and shall not permit anyone to, use, grow, smoke or vape tobacco, cannabis, or any other illegal substance in any indoor part of the premises, the common areas or the property of which they form a part.
12.No Airbnb or similar short-term sublet. Any such activity will be considered a repudiatory breach of the lease
13. Tenant will be responsible for paying any penalty due to their failure to comply with the city bylaws.
14. Tenant will also be responsible for paying any fees due to the loss of any keys
15. Tenant is not allowed to sub-lease or lease transfer without written permission from the Landlord.
End of Lease:
16. The Tenant, at their own expense, is required to return the rental unit in its original condition (including appliances), covering any damages (beyond normal wear and tear) and cleaning
fees.
17. At the end of the term rented, the unit must be returned in the same condition as when rented this includes all inclusions of the unit, as well as the general condition of the unit.
18.If at the end of the term the lease is not renewed, the tenant MUST honour ALL visit requests for all prospective tenants, for which 24-48 hours' notice will be given. The same applies to visits from prospective buyers in case the condo goes for sale during the term leased.
